A guide to Encinitas's distinct neighborhoods — Leucadia, Cardiff-by-the-Sea, Olivenhain, and New Encinitas — and what makes each one different.

Encinitas covers a wide range of character in a small footprint, from surf-town coastal streets to quiet inland acreage. Here’s a rundown of its main neighborhoods.

Leucadia

Encinitas’s bohemian, surf-culture heart — a mix of older beach cottages, small lots, and a famously laid-back, slightly unpolished charm along Highway 101. Housing is a mix of small single-family homes and some newer infill construction, with narrow streets and limited off-street parking common throughout.

Cardiff-by-the-Sea

South of Leucadia, Cardiff has its own distinct identity — a small-town beach community centered around Cardiff State Beach and the restaurants along the coast highway. Similar housing stock to Leucadia (older beach cottages, tight lots), with the same narrow-street, limited-parking realities.

Olivenhain

A world apart from the coastal neighborhoods — inland, rural in character, with larger lots, some equestrian properties, and a much lower-density feel. Homes here tend to be larger, with more usable driveway and yard space, but also longer distances between the street and the front door.

New Encinitas

The area’s more conventional suburban neighborhood — newer single-family homes and townhomes with standard driveways and garages, generally the most straightforward part of the city for parking and truck access.

Choosing between them

Leucadia and Cardiff suit anyone prioritizing walkable beach-town character over space. Olivenhain suits those who want acreage and privacy and don’t mind a longer inland commute to the coast. New Encinitas is the practical middle ground — still in Encinitas, with more conventional suburban housing.
